Make It Easy for Potential Buyers to Picture Themselves in Your House. Start by giving your house a thorough cleaning. Get rid of all clutter whether it's visible or hidden in a closet. Some purchasers find it hard to see past the “stuff” in the house and it is proven a well presented house is easier to sell.

Prepare for a viewing seriously. Keep room’s tidy, stay on top of the vacuuming and clear dishes and laundry away.  The idea is to demonstrate that this is an attractive, functional home. Leaving your stuff lying around may create the impression that there is not enough storage. Again, it is always important to do this, but even more so if there are lots of similar properties on the market.

lty plumbing, or peeling paint may affect your sale. Let plenty of light into your home. Nothing improves atmosphere more than

brightness. And on a dull day switch on some lights prior to arrival of prospective

purchasers.

Another great trick when selling your home is to use a little psychology. If you're repainting in summer months, consider using 'cool' colours. In winter, use warm ones. Make people feel happy in your house and it will sell faster!

 

It's All about Curb Appeal

Most buyers who don't buy have already ruled out your house before they ever set foot through your front door. Don't underestimate the value of the cosmetic appeal of the outside of your home. No matter how wonderful the inside of your house is, if it's wrapped up in a shabby package and poor surroundings, then you'll have a much more difficult time selling it. Take the time to fix up the outside of your house to show its best face to the world.

 

Don't Hover Over Viewers

"Take the dog and kids out for a walk when prospective buyers come round," Or if you need to be at home, be welcoming but discreet. Keep pets and children out of the way, anything to make viewers feel they are not imposing. "People feel uncomfortable when the owner is around. Appointing The Agent

The seller appoints the agent by way of a Listing Agreement.
A listing agreement is a contract between a real estate agent and a seller that grants permission for the agent to offer the property for sale. The agreement contains the seller’s instructions to the agent with regards to the method of sale and the promotional program including a detailed marketing plan and an agreed budget for advertising and other costs. It will also include any special instructions from the seller such as the inclusions and exclusions and access to the property etc.

The Real Estate Institute of Queensland (REIQ) Recommends sellers use the Exclusive Agency Method to sell residential properties as it is more effective. The exclusive agency method is when the sale of the property is in the hands of only one party, as opposed to an open listing where the seller lists their property with a number of agents.

An Exclusive agency is advantageous to the seller as the appointed agent will be dedicated selling the property. This saves the seller the confusion of having to liaise with more than one agent REIQ managing Director Dan Molloy said.
